The entire LAIR Cottage, cabinetry, and furnishings are 100% made from sustainably harvested wood. We use both soft woods (for cabinetry and siding) and tropical hardwood timber for the structural frame. These hardwoods are naturally resistant to termites and rot. Some traditional wood buildings in the Caribbean survive well for over 100 years. Each of our cottages remove over 22 tons of carbon dioxide from the atmosphere, and hold it for as long as the building survives. Wood is now becoming the preferred way to build sustainably. Even tall buildings up to 20 stories are being built of wood. Timber is actually "carbon negative", which means the construction of the building uses less carbon than the building removes from the environment.


Absolutely! No plastics, laminates, foam, or hidden toxic materials are used in our construction. Only natural soft and hardwoods sustainably harvested from the vast forests of Belize and hand crafted. Our floors and countertops are solid Santa Maria, our frames are made from Cabbage Bark and Bulletwood. Our walls are a full 1 1/2" thick construction of solid tropical pine. Our handmade doors and windows are solid Mahogany. Breath easy in your LAIR.


From the date you place your order, we can load your LAIR Cottage in a container and send it on its way to you within 21 days. The time it takes to travel from our Belize factory to the closest port of entry to your location will depend on what country, and where you are going to place the LAIR. Usually you can figure on 3 weeks. We will advise you of the estimated time upon placing your order.


Yes and no. The LAIR Cottage frame is built from strong tropical hardwood timber.  Our floors are solid Santa Maria, our frames are made from Cabbage Bark and Bulletwood. Our walls are a full 1 1/2" thick of solid tropical pine. This type of small 1-story frame building has traditionally survived well in category 3 and even up to 4 hurricanes, with some damage to the lighter elements like porches and roofing. But very few residential buildings can stand up well to a strong category 4 or 5 hurricane. But in all but the most severe weather, the LAIR Cottage is strong and sturdy.


Yes. The LAIR cottage can be insulated just like any frame building. The LAIR is designed as a sturdy, tight, and solid wood building (wood is a good natural insulator) that will perform well with no added insulation in warmer climates with good ventilation typical of the Southern USA and Caribbean.


Upon your order, we will get to work to give you an exact amount. Our pricing includes shipping Ocean Freight to a major container port nearest you. Local shipping from the port to your site will vary, but should be less than $1,500.


When you tell us where your LAIR Cottage will be assembled, we will send you the suggested design for the foundation. Usually this foundation is a simple set of 12 concrete or block piers, and 4 steel beams. For budgeting, it can be anywhere from $1,500 to $3,500 depending on where you live and the site topology. We will help you find the best contractor and price.


The enclosed part of the LAIR cottage is 344 square feet. This falls under the "Tiny House" and "Accessory Dwelling Unit" building codes. These codes vary from state to state, but in general the LAIR should meet these codes. We will work with you to assure all codes are met before you pay for your LAIR.


LAIR is no ordinary Tiny House. LAIR is the first high quality, sustainable, naturally healthy tiny home that can be shipped complete anywhere in the world. So when you have your own LAIR Cottage in your backyard, on your vacation property, or on a tropical island, we want you to be part of, and help us grow, the global network of LAIR Cottages and Health & Wellness Resorts we call LAIR BnB. LAIR owners will be able to stay as long as they want, rent to guests for a great income, or exchange their LAIR to explore the world.
